Reasons To Stage Your Home For Sale

If you’ve been thinking of selling your investment house or your home, you should make sure that you take full advantage of home staging trends. There are several advantages to home staging trends, which we will take a look at below.

One of the best things about staged homes is that they sell in less time. This is great news for sellers, as these types of homes will sell really fast. In most cases, you won’t have to worry about your home staying on the market for a long period of time. Research has shown that staged homes sell nearly 40% faster than other homes on the market.

Staged homes also sell for more money. Homes that have sat on the market for a long period of time will normally get lower offers due to the fact that home buyers will begin to think there is something wrong with the home. Staged homes on the other hand, don’t sit on the market for long at all. Once they are listed, they pretty much draw attention to themselves – resulting in a fast sale.

A staged exterior will also draw viewers. When home buyers first arrive at a home that is up for sale, they instantly make up their mind whether they should get out and look around, or drive off. If the yard is staged with flowers and the yard is manicured and properly taken care of, chances are that buyers will want to see more. If you entice your buyers by showing them how nice the home is outside, they will surely want to know what the home is like on the inside as well.

Once a buyer has stepped inside of the home, he will know within a matter of seconds whether or not he likes the home. To get the buyer’s attention, you’ll need to stage your home to the buyer’s liking. You don’t want the buyer to feel rushed or get the wrong impression, which is why you should always set the stage and entice the buyer to take his time and get a good look at the home.

Staging the living rooms and kitchens will also help to sell the home. Buyers love living rooms, which is why you should always make sure that the living room is the center piece of your home, and decorate it accordingly. Kitchens on the other hand, is where you should really go all out, decorating with fruit and such. You should always make sure that everything is in place as well. Buyers love to see homes that are ready to move into – and not ready to be worked on.

Staged homes will also attract more real estate agents and get more advertising as well. If a real estate agent loves your home, he will want to show it off. If you stage your home, chances are that real estate agents will eat it up. When they do, they will advertise your home more than others, just to get you some deserved attention. This way, you can benefit from a lot of exposure at absolutely no extra cost.

There’s no other way to look at it, other than staged homes sell. They attract more buyers, more real estate agents, and they give people the feeling of home. When you go out of your way to make the buyer feel that your home is his dream home, he will know it. Homes that aren’t staged may sell, although staged homes sell much faster and for more money. If you’ve been looking to sell your home, you should look into staging it and get the ball rolling in the right direction.

For Sale By Owner Misconceptions

With the rising popularity of selling homes by owner, have risen some misconceptions that should be straightened out to clarify the process. The first thing that we should look at is how financing works in the FSBO world. One thing that occurs more often than it should is when buyers think that “for sale by owner” means that the owner is also offering financing. Most of the time this is not the case. This error is usually seen when people with little or damaged credit feel that it is in their best interest to avoid mortgage brokers & realtors. This is a huge mistake as individuals such as mortgage brokers are experienced and trained to deal with these individuals and to help them repair their credit and obtain a favorable mortgage.

Its a good idea to seek out a mortgage company that is experienced, even specializes in the financing of FSBO sales. These companies differ from most mortgage companies in that their services are more comprehensive than most. They have expanded their offerings to include many things not usually covered by traditional mortgage companies such as closing contracts, title issues and inspections. The closing of a home contract is one of the more confusing aspects of the purchase process and should be handled by a trained professional. Also take into account that most mortgage companies rely on realtors to bring them the bulk of their business, therefore they are ill-equipped to provide educated FSBO financing. This is why its good to find a FSBO specialist mortgage company when dealing with someone who is selling their home themselves.

Another misconception deals with the fact that the buyer is saving money by dealing with an FSBO situation. The truth is that usually the seller is the one trying to save money on agent commissions. If they have subtracted the price of the agent from their asking price, it is possible to save some cash.But this is hardly ever the case. Most FSBO sellers are listing their homes at market value as if an agent was selling the home. Then they attempt to do everything themselves and pocket the cash that would normally go to the agent.

Home Shopping The Smart Way

When shopping for a home, there are quite a few things that can snatch your attention. When you look at a home, it’s very easy to fall immediately in love with it. New homes are clean, decorated perfectly, and many are what you pictured in your dreams. If you don’t shop the smart way though, you’ll end up like many other home owners and find faults shortly after you move in.

When you look at your potentially new home, you’ll want to check and see if you can fit your furniture in the way you want. A lot of homes these days are configured so that the furniture will only fit in one position. Often times, this leaves a television or other device in a weird location, sometimes making your furniture nearly impossible to fit through the doors. This is surely something to bear in mind, as you certainly don’t want to have to buy entirely new furniture.

You’ll also want to be sure that you get the right home for yourself and your family. Even though you may be a young couple now, you may want to get a house with enough room in case you decide to have kids later on down the road. If you don’t get a big enough house and end up having to move, you’ll find that moving with kids is a hard task indeed. If you have babies when you move, you’ll find moving to be even more difficult.

Once your children start to leave home, you may want to look into getting a smaller house. The choice is entirely up to you, and what will work the best for your needs. Anytime you purchase a house though, you’ll want to think about the size of your new home and consider the future needs of your family as well. This way, you’ll have everything covered for years to come and won’t have to look into getting a new home.

You may also want to look at any extras as well. Things like a pool and a hot tub may be a great thing to have, although you should look into the money that regular maintenance will cost you as well. There are a lot of things that may be great to have along with your home, although you should always look at long term costs before you purchase.

Location is also something you’ll need to consider as well. Some prefer to live out in the country, while others prefer the city life. Some prefer to be close to stores and such, while others prefer to be miles and miles away. The location of a home is very important, and in most cases will have a big impact on the price. Living in the city will cost quite a bit of money, although a home out in the country can cost just as much if there is a lot of land included with the property.

Whenever you decide to buy a house, there is a lot of things that you’ll need to consider. Buying a home is no easy feat, with a lot of things you’ll need to decide on. If you give yourself enough time and plan out your budget and the type of home you want, you’ll have plenty of time to make that very important decision. You never want to rush the process, as you could end up with a home that is less than perfect. If you take your time and look at several different houses, you’ll end up in your dream home before you know it.

Buying Real Estate for Your Family

The very best and most enjoyable reason to purchase real estate by far is in buying a property in which your family will live and grow together. There is a lot of fun involved in finding the perfect place for you and your family to call home. There is also a great deal of stress involved as well and that should not be overlooked.

Some things to keep in mind when searching for the perfect property for your family are the following:

1) Make your first step the step of finding a realtor or buyer’s agent that you are confident has your needs, desires, and best interests at heart. Your realtor can prove to be a lifesaver when you’ve reached the final hours before closing and the sky looks as though it’s going to fall. Far more than that though, your realtor can help you find the home that you simply cannot see your family living without.
2) Once you’ve found a real estate that you trust to help you find a home for your family it is time to identify the things that are absolute necessities in your search and those things you can live without. The most important thing to decide upon is a budget that you are comfortable living with.
3) Once you’ve established a budget you need to decide the features that are important to meet the needs of your family. The number of bedrooms, bathrooms, square footage, and yard space. Do you need a fenced in yard or a basement? These things are important as they do affect the comfort and in some cases safety of your family.
4) Another important thing that must be considered when purchasing a home for your family is the neighborhood. This is more important than many people may realize. It is well worth having a smaller home in a neighborhood that is poised for growth rather than a larger home in a neighborhood that is in the state of decline or on the verge of the state of decline. Crime rates in the neighborhood and the school district are other things that need to be considered as well before deciding to view a potential home.
5) You should also take the time to look at several properties before deciding on one property over another. The more properties you see, the better the chances are that you will actually find the one perfect property for the needs of your family home. The more homes you see the more you will learn about your likes and dislikes. You will also get ideas about possibilities and things that can be added on to the home you eventually select. Regardless, the more homes you see, the more choices you have when the time comes to make a decision.
6) Never offer the asking price right away. Even if you are willing to pay the full asking price, offer something a little lower and allow some negotiating room. Be sure, if you truly want the house in question not to be insulting with your offer but make the offer just the same. Some things you may want to consider when you make your offer is how quickly you are likely to need a new roof, new flooring, new heating or air conditioning, and countless other improvements that may need to be made on the property. Each of these things costs money and they add up over time. If everything is fairly recent and in good working order you may want to consider that when making your offer as well.

Things to Avoid When Flipping Real Estate

Flipping property is rising in popularity as a form of real estate investing. The truth of the matter is that this is one of the more entertaining methods for many investors that are simply ‘itching’ to get their hands a little dirty. The sweat equity involved in these transactions, while attractive, can also be daunting when skills are inadequate and out and out dangerous in some situations.

If you are one of the many around the world who consider the appeal of flipping property with huge dollar signs in your eyes, you should take care to avoid the following things in order to minimize your risks while maximizing your potential for success.

1) Do not fail to have a qualified inspection of the property before any money changes hands. If you do not have any idea of the types of work that needs to be done then you cannot possibly make an educated estimate of the costs involved in rehabbing the property.
2) Do not underestimate the budget for repairs on the flip. This is one of the most common mistakes that even seasoned professionals make and it can mean the difference between a profit and a loss on the property if you aren’t careful and do not stick to the planned budget.
3) Do not overestimate your abilities. This is another common mistake. The fact that you’ve seen something done on television doesn’t mean that it is something you can do on your own. It costs more money and time to have someone come in and repair your mistakes than to have had a professional do the work from the beginning. This doesn’t mean that you can’t learn how to do some of the work or that doing so would be cost effective. The trick lies in determining where your skills and abilities can really take you rather than where you hope they will take you. Plumbing, electrical, and structural work are generally best left to the professionals unless you have specific experience or training in these fields.
4) Do not fail to hold yourself accountable to your timetable and your budget. Real estate investing puts you in the bosses seat and while that is often simple when it comes to driving others, we often have a bit of difficulty when it comes to holding ourselves accountable for time and money along the way. Unfortunately, failing to do so can be a very costly blunder.
5) Do not forget to keep up with receipts, bills, etc. and reconcile the facts and figures daily. It is far too simple to allow a couple of trips to the local home improvement center escape careful scrutiny. Add a couple of these trips per day and you could easily find thousands of dollars missing from your budget with no paper trail to explain the transactions. You could also find that some tools will not work or be needed for the project. Those items cannot typically be returned without the original receipts.
6) Avoid having too many chiefs on the project. If this is your ball game then you need to run with it rather than having 10 people giving contradictory orders. Schedule meetings regularly to discuss progress and any adjustments or changes that may need to be made.
7) Avoid poor planning. This is one step that is the difference for many would be house flippers between success and failure. Plan out every step of the project in an order that makes sense. You do not want to paint the ceilings or walls after you’ve installed new floors. Nor do you want to rip out walls in order to replace plumbing after you’ve painted them. Plan things out in the proper order and allow a day or two between subsequent projects in case extra time is needed. The last thing you want to do is pay a group of contractors to stand around waiting for the paint to dry so they can begin the next step in the process.

Educated Consumers Can Save Money on Mortgages

Not only is owning a home an integral part of the American dream, but our home is likely the biggest purchase we will ever make and the biggest asset – or liability – we will ever have. Until about a year ago, of course, no one would have imagined that a home could be a liability. That’s when housing prices started to drop and relatively new homeowners realized that it was only a matter of time before their adjustable rate mortgages would skyrocket.

Experts agree that house values haven’t yet reached their nadir and that many homeowners are poised on the precipice. While some people might find it easier to stick their heads in the proverbial sand, smart homeowners and homebuyers see the current market as an opportunity to either take a second look at their existing mortgages or to shop around for new mortgages. Either way, it’s important to learn all that you can about different ways to finance a home before you take the plunge. Here are a few scenarios that illustrate some of the choices available today.

Nine years ago, Sam and Jenny Thompson bought a home that was ten years old. They were savvy enough to buy their house just before prices went through the roof. They have well over $100,000 of equity in their home, but their home is showing signs of wear. It’s time for a new roof, a new heating and air conditioning system, and they know that they need to have some dry rot repaired and have the house painted. They don’t have much in savings, though, and want to borrow money so that they can get the repairs done.

Sam and Jenny have a few options to pay for home improvement. They can refinance their home and get cash out for the repairs, they can get a home equity line of credit, or they can get a second mortgage. Which option is best depends largely on that status of their current mortgage. If they have a low interest, fixed rate loan, it probably doesn’t make sense to refinance. If they’re planning on staggering their home improvement over the next two years, it probably doesn’t make sense to get a lump-sum second mortgage. Instead, a home equity line of credit might work best. On the other hand, if they have an adjustable rate mortgage, it might be financially prudent to refinance to a fixed rate loan and cash out part of their equity to make their home repairs.

Cynthia and Bill Williams have owned their home for five years, but are concerned that Bill might be laid off in the next six months. They have quite a bit of money in savings, but have racked up considerable credit card debt. Because they’re paying a high interest rate on their credit card debt, they may want to use a home equity line of credit for debt consolidation purposes, and to have a cushion in case Bill does lose his job.

When Rebecca Richards bought her home two years ago, she thought housing prices would continue to soar and interest rates would go down. She bought her house with an adjustable loan and is terrified that, when the loan adjusts later this year, she won’t be able to make her payments. In this scenario, Rebecca needs to meet with her lender now, rather than wait for the other shoe to drop. If possible, she should convert her adjustable rate home loan to a fixed rate loan.

The bottom line is that, whatever your circumstances, you need to learn all that you can about the options available to you. Thankfully, there are resources on the Internet that not only have a library of informative articles on mortgages, but that also provide the calculators and tools you need to find the answers to your questions. The best sites even offer a variety of loan programs and will prepare a personalized quote for the types of mortgages that you might be interested in.

Worldwide Exposure. As an online business marketing on the internet that’s what we go for, right? But, it’s also what a lot of online businesses dread as they open up their businesses as free game to millions of anonymous people that are either going to love you or hate you. We all love the ones that love us, that’s easy. But what about the ones that “hate” us? How do you deal with angry customers online? How do you deal with the haters, that aren’t your customers but for some reason seem Hell bent on the demise of your business? Here are a few simple tips to seduce your haters.”You attend to their issues as rapidly and transparently as possible. And here’s what happens: the squeaky wheel is not only silenced but seduced…”-Bob GarfieldDon’t ignore them and hope they will go away.Now, by saying this I’m not suggesting that you try to please everyone. Taking a cue from a little something that Bill Cosby once said, If you try to please everyone in your business you’ll end up pleasing (and serving) nobody.Smart online business marketing starts with understanding the core value and core mission of your product and service. Yes, you will tweak some of your products along the way, make improvements, present them in a better way, repurpose your content, and incorporate new information that is aligned with those core values. But the foundation of your business, the stuff that you are building your empire on, shouldn’t change.

(adsbygoogle = window.adsbygoogle || []).push({});
So deal with an angry customer, hater, or squeaky wheel. If you are honest and have been transparent with the intentions of your business, then there is no reason to hide.Is your Online Business Marketing Content Confusing?First, take out your ego, pride and hurt and decide if there is some validity to what the angry customer is saying. Most of the time, their hatred stems not from any personal feelings toward you but instead from frustrations over a transaction that didn’t go as planned. Other times they may have had expectations of one thing and then received another. In both of these cases, figure out if you need to make any adjustments to your online marketing. Is the content confusing? Could you explain things in a different manner? One good rule of thumb is to always try to under-promise and over-deliver.”In a transparent world, engaging an unhappy customer has a twofold win. You get to learn from the critic with a megaphone and you get to turn a foe into a friend.” – Steven Rosenbaum “Curation Nation”Be Transparent – If you Don’t Have the Answer, say so!There will be times when you can’t answer or solve the angry customer’s problem. That’s okay! If you are like most entrepreneurs you are curious, and you like to solve problems. So their frustrations may just be an opportunity for you to create a solution, create a product to sell, and then actually profit from their anger by providing a benefit or solution for other customers with that same concern. You turn their anger into a solution! You can tell them, “I don’t have an answer for that right now. But I appreciate you bringing it to my attention. If I’m able to come up with a solution that might help you, I’ll be sure to let you know!”Now – here’s a tip: If you keep getting the same frustrations over and over from various clients – happy and unhappy – then you know that there’s an audience for that particular solution! Develop a product to sell that addresses their problem…cha ching!Deal with Angry Customers on the Same Platform If an unhappy customer is talking about you on Facebook, then be sure your response can be found on Facebook; if it’s YouTube then a video response may be a good angle, if they have a blog, then comment on their blog. The goal here is to acknowledge them…often people just want to be heard.

(adsbygoogle = window.adsbygoogle || []).push({});
Don’t deny, deflect or quash. In today’s online business world that’s not very effective. Acknowledge them, but don’t feel as if you have to fuel any continuing ill feelings. You don’t have to continue to engage with them if they truly are just mean-spirited. That’s a waste of your energy and time.How to Find Unhappy Customers Now, notice I didn’t say how to find unhappy people…that’s easy enough! I’m talking about finding the discussions that involve your company – the positive and the negative. If you haven’t set up alerts yet through a system such as Google Alerts, then you should do that. This will tell you anytime someone mentions your company name. You want to monitor the chatter and stay in the loop about what your customers are saying.And remember – when someone says something Awesome about you…be sure to acknowledge that as well! It’s a funny thing, but people that have a negative point to make seem to have a lot more time for “hate mail” than those that are genuinely happy. So when those happy people take the time to give you a thumbs up for what your business does, then be sure that you are taking the time to thank them.It’s just a good way to handle angry customers, happy customers, and your online business marketing success!Until next time…Dawn

Snore Treatment – Painless Ways

Since snoring is now considered as one of the most serious sleeping disorder, snore treatments are made available to the society in order to stop or reduce snoring problems. The treatment may vary from the natural painless ways to artificial expensive ones.Natural snore treatments means treating your daily habits as well. This is because of the fact that treating snore begins with the changes in you. Change in your eating habits, sleeping position and even your habit of smoking and drinking liquor.
Let us take it one by one.The change in your eating habit is one way of a painless treatment for snoring dilemma. Too much eating may lead to accumulation fats in your body particularly around the air passages for breathing that will constrict the air passing especially at night. This constricted air passages will definitely make a sound as you sleep. Additionally, eating foods that irritates your throat will make inflammation that also activates the snoring process.

(adsbygoogle = window.adsbygoogle || []).push({});
Another natural snore treatment is the change in position upon sleeping. Your position upon sleeping is one of the determining factors for the occurrence of snores. Lying on your back which is a comfortable way of sleeping is such a bad idea after all. This is because your tongue and other excess tissues around your air passages may roll down your throat causing an abnormal breathing which is the primary key of snoring progression.As an alternative, you may sleep while facing on either side of the room or sleep on your stomach to avoid the affinity of lying on your back. The aroma of oil named Marjoram is also used to impede snoring. You may also raise your head a little higher than your body to avoid obstruction of air tracks. Luckily, there are specialized pillows developed for this sleeping disorder.Snore treatment also takes account of the reduction in consuming cigarette. This substance contains elements that elicit a sound while you sleep. The same is true with liquor consumption. With the content of alcoholic beverages nasal cavities are somewhat congested thus giving you a breathing difficulty that most likely leads to snoring.

(adsbygoogle = window.adsbygoogle || []).push({});
Aside from the natural easy to follow treatments for snoring, there are also painless ways and easy to apply artificial treatments. These include the oral gadgets, nasal strips, anti-snoring sprays as well as drugs. These treatments are recommended by most health specialists to help in clearing your breathing passages during your bedtime.Meanwhile, artificial snore treatments are not all free of pain. If your snoring becomes severe; that is, no natural treatments work for you, then you will need to undergo a surgery that will help you in having a not constricted air ways.Treating snoring is very important to avoid a more serious health

Flipping Properties for Profit

So, you want to get into the flipping game and make money or possibly you had a bad experience with flipping a property and want to learn how to flip a property and actually make money? First of all, let me say that I don’t believe in expecting a large return on a flip if all you do is sign your name on a closing statement and expect to turn it around quickly. It’s just not that easy.

What can happen though is that if you follow some of my techniques you can expect to earn a nice profit for yourself. There are five keys to success that I would like to discuss in this article. They are: (1) you must buy the property right, (2) you should be willing to shop for good deals, (3) you must not be afraid to get your hands dirty, (4) you must be reasonably handy, and (5) you need to do most of the work yourself.

How to buy the property right. Here’s where you need to either be a real estate agent or work with one. Knowing the market area is essential to getting the right house at the right price. Are prices in this area increasing? Are others improving their homes? Is the home’s sale price consistent with the repairs needed? Does the listing allow for an easy out of the contract should you learn something during the home inspection stage? It is my opinion that you definitely need a home inspection because you want to know everything that is wrong with this house before you start.

You should be willing to shop for good deals. First thing I always do is set a budget. It’s not iron clad, but it is a starting point. You know what you bought the home for and you know roughly how much you want to get out of it, so now work backwards. What needs to be done and how much money can you allocate to it? Be methodical, make a list and try to stick to it. Shop hard for sales, closeouts, and alternatives. Many of the home improvement stores put closeouts out front early in the morning. Swing by on your way to work. Check garage sales, newspaper ads, and even the internet. While you certainly should buy quality materials, you need to resist the urge to buy the nicer faucet or the prettier cabinet pulls. Always buy with price and quality in mind with a close eye on the budget. Over-spending is a common pitfall.

You must not be afraid to get your hands dirty. If a home needs to be remodeled, chances are it is pretty dirty too. Hiring a cleaning person is expensive and not necessary. Anyone can scrub. It’s good exercise too. The yard most likely is a mess since the previous owners probably neglected it. Some of the hardest work is done in the yard. Having the right tools is key, but you don’t have to buy them, most of them can be rented.

You must be reasonably handy and you need to do most of the work yourself pretty much go hand in hand. You should consider finding another hobby if you cannot do average repairs yourself or if you don’t enjoy it. If you get stuck and have to bring the professionals in for a botched job, your profits will quickly go down the drain. Labor is very expensive to pay someone for and should be used sparingly.
